What is the most common cause of roof leaks?

Broken or damaged shingles

Flashing is located within the vulnerable areas of your roofing, It’s the sheet metal that protects these areas from leaks. You can find the flashing between two roof slopes that meet. It can also be found around chimneys, skylights, and dormers. Funny how something meant to prevent leaks can cause them when left unchecked. The two main issues with flashing that can lead to a leak are if the seal around the flashing is broken, or if the metal has rusted and corroded.

Plumbing vents are usually fitted with a rubber boot; this boot works as flashing and seals the area to keep the water out. Rubber can eventually degrade due to prolonged exposure to the elements.

Decades of heavy rain, winds, and scorching sun can cause the rubber boot to crack. Once the material is damaged it won’t take long for water to work through the cracks and eventually to your living room ceiling.

Backed-out nails:

For most roofs, the shingles are nailed to the decking, and as time progresses, the nails can loosen and back out of their holes. When this happens, the nail wiggles out of its hole and this allows an entry point for rainwater.

Nails that are backed out can be difficult to spot, even standing right over them. A proper inspection is required to find the backed-out nails.

A cracked chimney:

The chimney is protected from rain in several ways. The first way is that it’s usually surrounded by flashing to prevent rainwater from flowing in between the same where the chimney connects with the roofing.

The second way is on the “uphill” side of the chimney, lots of chimneys are fitted with cricket, which is a ridge behind the chimney running perpendicular to the slope of the roof. It guides water around either side of the chimney to prevent water from collecting behind it.

Inadequate ventilation and insulation:

If the air in your attic isn’t regulated with proper ventilation and insulation, condensation can form and this could lead to mold and mildew. What to do when your roof is leaking?

If you notice that you have a roof leak you need to handle it as quickly as possible to mitigate the level of damage that could ensue if you don’t correct it sooner rather than later.

If your roof is leaking through the ceiling, go to the site and protect your floor and belongings from water damage; especially if you have carpet or hardwood floor. Grab a large bin or bucket, and some towels or maybe an old bed sheet to catch water on the surface.

If you have any furniture at the source of the leak, move it away so you won’t have to be concerned about replacing it later. If they’re too heavy to move, you can cover them with plastic or blankets. Maybe tear a few trash bags open along the seam and tape them over the furniture for protection.

Once you’ve taken precautions to protect your interior, look up at the ceiling to check for any water pooling above your head. If so, you’ll want to drain the pooling water to prevent a sudden burst of water when you least expect it.

Grab a sturdy ladder and, if you can, use a screwdriver to drain the excess water into a bucket.

Here are a few tips you can use to locate a leak.

Tip 1:

Check the attic:

Logically, the highest point in the house would be the first place you’d start checking for the annoying leak. Attics are usually dark so we recommend going during the day, be sure to have a flashlight and wear good shoes.

Once you’re in the attic check the underside for the ceiling indicators of moisture, be sure to do a 360, and check the insulation all over the attic for mold and deteriorating insulation, look for a water leak on the wall. Examine any areas that appear weak, vulnerable, or damaged and you might just find the source of the leak, keep in mind that the leak will allow daylight to pierce through the attic.

Have a look outside for damage:

If you had no luck in the attic, the next thing to do would be to go outside during the day of course and check for obvious signs of damage that can be seen by the naked eye. If your roof only leaks during the winter, it could be due to an ice dam that’s formed inside of your attic. Ice dams form when temperatures outside warm above freezing during the day, which melts snow, and then re-freezes at night. This cycle of thaw and free goes on until the ice from thick enough to cause a water dam and flows backward underneath your shingles. Ice dams can destroy gutters and loosen shingles.

If this is the case, you can acquire some calcium chloride and pour it over pantyhose or tube socks and lay them vertically along the dam, hanging slightly over the roof. This will slowly melt the ice and create a ridge for water to vacate without flowing back into the house. And to prevent this from reoccurring, get a roof leak seal, and correct your insulation/ventilation.
