Many factors come into play when it comes to insurance coverage. To put it simply, insurance companies don’t want to pay full price for roof repairs or replacements, especially if the roof was old and nearing the end of its depreciable life span.

One reason your insurance may not cover the roof damage is the age of your roof. The lifespan of most shingle roofs is 20 years, if your roof is deemed too old then it’s unlikely that your insurance replace it.

Another reason your roof damage might not be covered is if the damage is deemed your fault. Homeowners insurance usually steps in when the damage is due to extreme circumstances beyond your control. However, if the insurance company can reasonably place blame on you, then they won’t be of much assistance.

For example, if one of your shingles blew off and exposed the underpayment to rain, and you never repaired it, any damage, thereafter, could be deemed as “your fault”. If you try to make reparations yourself and end up making things worse, this can get your coverage denied as well.

Insurance companies are in business to make money so they generally don’t want to cover roofing that’s easily damaged or highly expensive. For example, wood shake roofs are high risk because they’re more costly, burn easily, and have a similar or shorter lifespan than shingle roofs.

Moreover, if the peril that caused the damage isn’t covered by your policy, then don’t expect to receive coverage. This is why I urge you to look over your policy and make note of all the perils covered and know your coverage exclusions.

When To File An Insurance Claim For Roof Damage?

If your home has been affected by an abrupt and disastrous event, some examples are, a tree falling, a fire, a storm, or severe weather conditions, you might be eligible for coverage.

Once you’ve reviewed your insurance policy and gained some awareness of the eligibility requirements, and the coverage offered to you. File the claim as soon as you can and expect the insurance adjuster to have your roof inspected.

Filing an Insurance Claim for Roofing Damages

Homeowners insurance will often cover roofs damaged by severe weather. When filing an insurance claim for roof damage, be sure to take as many photos as you can, document the damage, and keep the receipts from hotels and temporary fixes.

After reviewing your policy, you’ll want to file the claim as soon as you can, after which, the insurance adjuster will have the damage inspected.

After approval, you’ll receive a reimbursement check within 30 to 60 days. On the other hand, if your claim gets denied, you can appeal. Typically your first claim won’t affect your premiums.

This week we have been working in the Glen Abbey neighborhood. You may have seen our trucks and some of our exclusive employees this past week, or heard your neighbors raving about us at the fourth of July Block party!

Upon arrival to one of the homes we found immediate storm damage from ground view. One of our inspectors, Alex, quickly got on the roof and was able to identify all of the damages on the roof of the home. The home owner called in his claim and was able to get approved instantly!

In the event of water damage in your home, the first thing you should do to access the situation is to call a water damage restoration company. The water removal is often one of the most significant and most stressful piece of the job. 3. After all of the water has been removed, the next phase can begin. Drying the space out completely and getting the humidity from all that standing water out. Through the application of large fans, air scrubbers, and dehumidifiers the area will begin drying and getting aired out. The huge fans and dehumidifiers will circulate the air and expedite the drying and dehumidifying processes.

4. The final step is when our water restoration crew begins the actual restoration process. This process consists of removing the damaged furniture and assets, carpets, drywall and sheetrock along with any other building materials that are waterlogged. This step is also the key for a successful restoration job. It will show that the water damage restoration company was able to restore the space to its pre-water damage condition.

How To Prepare Your Home For All Of The Summer Storms

No doubt Summer is here and and has been in full swing for the last 7 weeks, and with long, hot days come Summer storms. Roswell Roofer, Future Roof and Restoration would like to give you some tips and tricks on how to keep an eye on your assets this summer during storm season. High humidity and rising warm air are the perfect recipe for very frequent thunderstorms. As your home’s first line of defense, regularly inspect and maintain your roof to ensure it is prepared to withstand wind, rain, hail, and other environmental factors. A visual inspection from birds eye view every six months can help you notice issues quickly. Catching small issues early can prevent larger problems later!

1. Inspect Your Roof

For your safety, never climb on your roof without proper safety attire. Most roof inspections do not require climbing on your roof. Even without walking on your roof, you can usually detect many issues. Proper inspections and maintenance can catch small issues, before they cause greater damage. If you feel there could be an issue that will require accessing your roof, always call Future Roof and Restoration to assist.

What to look for:

  • Visible damage – Asphalt shingles missing granules, curling, or bending, missing or broken shingles, dirt and debris, standing water, blocked drains, gutters, or downspouts, cracked caulk/rubber, large amounts of vegetative growth (moss, algae, etc.), or clogged gutters. Anything that looks damaged to you could signify an existing or potential problem!
  • Exterior Fixtures – Check for leaks, damage, missing parts, cracks, rust, or rot on and around chimneys, vents, fascia, drip edged, decking, skylights, etc. Keep in mind that each roof is slightly different from all others, so your roof may have additional features or crevices you will need to inspect that your neighbor might not.
  • Interior Roofing Components – From inside the house, be sure to visually inspect damage caused by leaks. Water spots are a good indication of an exterior roof leak. Remember, the location of the leak inside may not be the source of the leak outside. Call Future Roof and Restoration to safely find the source of the leak from your rooftop. 2. Clean Your Gutters

Regularly cleaning leaves and debris from gutters allows water to flow away from your roof. Clogged gutters can allow pooling on or next to your roof, leading to added weight and moisture damage. Wet leaves and debris may not show damage to shingles or the outer layer of your roof, but can deteriorate the under layers. Gutters are designed to divert water from your house, and cannot effectively do so when they are full of leaves or other debris. Homes with tall trees and foliage close to the house may need to clean gutters more frequently than those without. Keep in mind, strong winds may blow debris onto your roof or gutters, even if trees are not next to your house.

3. Trim Foliage

Trimming branches and other foliage around your house not only helps keep gutters clean, but also prevents large limbs from causing damage to your house during a storm. Broken or fallen limbs can cause cracks in your roof, or deterioration from added weight. Leaves and twigs piling on your roof can also trap water, holding in excess moisture. Moisture can lead to vegetative growth like mold, weakening and decomposition of the roof, and can also be an eyesore if the decaying leaves are visible at ground level. Summer storms often bring high winds, causing nearby trees to brush against your roof and house. Trimming the trees branches will minimize damage caused by limbs brushing against your home.

4. Make Repairs

Be sure to take note of and fix any issues in a timely fashion. Fixing problems early, and staying proactive, can extend the longevity of your roof, and minimize damage if it does happen. If there is any question whether or not a problem is safe for you to fix yourself, remember to stay safe, and consult your local roofer.

EXTRA TIP: Secure Exterior Furnishings

Remember to check and secure other outdoor home décor and furnishings. Patio furniture, hammocks, umbrellas, lanterns, lights, flower pots, etc., can also be affected by wind, rain, and hail from Summer storms. Securing, covering, or bringing these items inside before a storm will help reduce the potential for damage caused to and by these items.
