While metal roofing is a great option for a new roof replacement my homeowners opt against it due to myths that make it an undesirable option. Let’s go over a few myths that often keep owners from purchasing wisely.

Myth 01

Metal roofs are more susceptible to rust and corrosion. Many believe that this type of material will rust or corrode easily when it rains. However, not all metal rusts, and most metal roofs are created with corrosion- and rust-resistant metals.

Myth 02

Metal roofs are more easily damaged by hail. This is another common myth when the reality is that this material has higher-impact resistance than most other materials.

Myth 03

Metal roofs mean hotter homes in the summer. It’s very common for people to think that metal roofs will heat the home faster, but this material reflects much of the heat from the sun rather than absorbing it. In fact, the average metal roof is about 100 degrees F cooler than the average asphalt roof.

Signs You Should Replace Your Metal Roof

So by now, you know that metal roofs can last for a very long time, but how do you know when to replace it? Great question.

You should replace it when the painted finish has reached the 30-year mark. If something has damaged the pained finish on the panels, it will shorten the lifespan of the metal roofing standing seam. If that happens, you can always search a phrase like “standing seam roof” for solutions.

If the fasteners begin to wallow out, then it’s also time for a replacement. Due to lack of expansion, the fasteners wallow out until they’re too large for the screws that hold down the panels.

If your roof endures a heavy storm and you notice damages that threaten the integrity of the panels, it could lead to a replacement.
