How To Prepare Your Home For All Of The Summer Storms

No doubt Summer is here and and has been in full swing for the last 7 weeks, and with long, hot days come Summer storms. Roswell Roofer, Future Roof and Restoration would like to give you some tips and tricks on how to keep an eye on your assets this summer during storm season. High humidity and rising warm air are the perfect recipe for very frequent thunderstorms. As your home’s first line of defense, regularly inspect and maintain your roof to ensure it is prepared to withstand wind, rain, hail, and other environmental factors. A visual inspection from birds eye view every six months can help you notice issues quickly. Catching small issues early can prevent larger problems later!

1. Inspect Your Roof

For your safety, never climb on your roof without proper safety attire. Most roof inspections do not require climbing on your roof. Even without walking on your roof, you can usually detect many issues. Proper inspections and maintenance can catch small issues, before they cause greater damage. If you feel there could be an issue that will require accessing your roof, always call Future Roof and Restoration to assist.

What to look for:

  • Visible damage – Asphalt shingles missing granules, curling, or bending, missing or broken shingles, dirt and debris, standing water, blocked drains, gutters, or downspouts, cracked caulk/rubber, large amounts of vegetative growth (moss, algae, etc.), or clogged gutters. Anything that looks damaged to you could signify an existing or potential problem!
  • Exterior Fixtures – Check for leaks, damage, missing parts, cracks, rust, or rot on and around chimneys, vents, fascia, drip edged, decking, skylights, etc. Keep in mind that each roof is slightly different from all others, so your roof may have additional features or crevices you will need to inspect that your neighbor might not.
  • Interior Roofing Components – From inside the house, be sure to visually inspect damage caused by leaks. Water spots are a good indication of an exterior roof leak. 2. Clean Your Gutters

Regularly cleaning leaves and debris from gutters allows water to flow away from your roof. Clogged gutters can allow pooling on or next to your roof, leading to added weight and moisture damage. Wet leaves and debris may not show damage to shingles or the outer layer of your roof, but can deteriorate the under layers. Gutters are designed to divert water from your house, and cannot effectively do so when they are full of leaves or other debris. Homes with tall trees and foliage close to the house may need to clean gutters more frequently than those without. Keep in mind, strong winds may blow debris onto your roof or gutters, even if trees are not next to your house.

3. Trim Foliage

Trimming branches and other foliage around your house not only helps keep gutters clean, but also prevents large limbs from causing damage to your house during a storm. Broken or fallen limbs can cause cracks in your roof, or deterioration from added weight. Leaves and twigs piling on your roof can also trap water, holding in excess moisture. Moisture can lead to vegetative growth like mold, weakening and decomposition of the roof, and can also be an eyesore if the decaying leaves are visible at ground level. Summer storms often bring high winds, causing nearby trees to brush against your roof and house. Trimming the trees branches will minimize damage caused by limbs brushing against your home.

4. Make Repairs

Can I change my roof type after a storm using insurance money?

You are required to make the necessary repairs to your roof as described in the settlement agreement; either repair or replacement. If you would like to upgrade your roof to another roof system, it’s perfectly acceptable to use insurance money to do so as long as you pay for the deductible and upgrade, typically you will get a full roof replacement if there is enough significant damage. If there was a bad storm that hit, most likely there will be enough significant damage for a full replacement. In the event of a full roof yes you can pick what shingles and color choice for your new roof.

Can I add upgrades to my roof with the insurance money?

As long as you do what the insurance money provides for first, you can use the difference for upgrades. Just make sure you do what the insurance proceeds are intended for. Roofing Shingles Discontinued or Mismatched: What do you do?

If your roof has been damaged by a storm and a portion needs to be replaced, you will want the new roofing section to match the old one. What happens when your contractor tells you that even though the same type and color are available, but they will not match “exactly”? Or perhaps the color or style is discontinued? There are two sides to this answer. For Roof Damage alone, the first step is insurance claims and the second is aesthetics.

First, the real question here is should you file an insurance claim or pay out of pocket so your rate doesn’t go up and secondly, if you do file a claim, do they owe for the entire roof?

Some contractors want to promise a homeowner a new roof because of “mismatch” or discontinuation, thinking all insurance policies will cover a complete roof, but most times it is out of the contractors hands of what your insurance will and will not approve or deny. It is solely up to the insurance and your contractor just assists your insurance with your needs, not the other way around.

It depends. In the case of discontinuation, many policies will cover complete replacement. In the case of “Mismatch” it becomes a grey area. Most policies will cover slope and or line of sight. Meaning if enough damage is sustained to warrant slope replacement they may also include adjacent slopes based on line of sight.

Know Your Insurance Policy

This really depends on your insurance policy. Generally, the more expensive the policy, the more likely it is to cover a new roof if your roof has been significantly damaged and your shingles are discontinued or can’t be “matched”.

However, the policy may be written in such a way that it doesn’t cover the job as you expect, and you could end up paying a substantial amount above and beyond your policy coverage or pay out of pocket completely if the policy states the insurance company will not cover anything.

Most policies only pay to repair damaged shingles up to a threshold of 10% or so and then move to slope replacement. Once slope replacement is involved then other factors such as line of sight and slope overlay come into play. It really all depends on the carrier.

If you have a “replacement cost” policy you generally have the best coverage, however “match” and “discontinuation” may still become an issue.

Can You Make a Claim for Discontinued Roofing Shingles?

You cannot specifically make a “claim” for discontinued roofing shingles in the event of a loss. However, depending on the extent of damage you may well have the coverage for replacement. Sometimes it really comes down to how the contractor justifies the scope and costs.

A good contractor, who is doing the best job for you, will not try to pressure you to argue a claim about non-matching shingles, however discontinued shingles may well be a different scenario. You shouldn’t make a call unless you have gotten some opinions from different roofing companies and they all say the same thing: “these shingles are no longer available” such as Atlas Chalet and therefore we cannot perform a satisfactory repair.

If the roof damage repairs are minor, Future Roof and Restoration will do its best to provide samples that match as much as possible. However, even the same shingles may not match the ones on your roof that have been weathered for years.

Ask your roofing contractor to hold up samples next to your existing roof and use his expertise to choose something you can live with.
